This MLS Disclaimer applies to your use of RealtyHub, an MLS-style digital property technology, listing, data-hosting, search, presentation and inquiry-routing platform operated by RimaTech Ltd.

This Disclaimer explains the limits of RealtyHub’s role, the responsibility of Users and Members, the nature of property information displayed through the Platform, and the importance of independent verification before relying on any listing, profile, document, message, report or other content.

This Disclaimer should be read together with the Terms & Conditions, Privacy Policy, Cookies Policy, Platform Role page, What Is MLS page, Listing Guidelines, and any applicable Member agreement or Fees Page.


1. Platform Role

RealtyHub provides digital platform infrastructure and related platform services for the Cyprus real estate market.

The Platform may allow Users and Members to upload, organise, manage, display, search, share and present property listing information. RealtyHub may also provide tools for property and project presentation, catalogue creation, inquiry handling, inquiry routing, reporting, account administration, support, data management, and related platform functionality.

RealtyHub’s role is technical, informational and operational. RealtyHub does not itself sell, rent, purchase, lease, value, legally verify, negotiate, mediate or represent properties through the Platform unless this is expressly agreed in writing.


2. No Real Estate Agency, Brokerage or Advisory Role

Unless expressly agreed in writing, RealtyHub does not act as:

  • a real estate agent;
  • a real estate agency;
  • a broker;
  • an intermediary for a property transaction;
  • a representative of any buyer, seller, landlord, tenant, owner, developer, agent, company, Member or other person;
  • a fiduciary;
  • a lawyer;
  • a financial adviser;
  • a tax adviser;
  • a property valuer;
  • a surveyor;
  • an investment adviser;
  • a licensing authority;
  • a regulator.

Use of the Platform does not create an agency, fiduciary, brokerage, partnership, joint venture, employment, mandate, representation or transaction relationship between RealtyHub and any User, Member, visitor, buyer, seller, landlord, tenant, owner, developer, agent, company or other person, except for the contractual platform relationship expressly set out in the applicable Terms & Conditions, Member agreement or other written agreement.


3. Property Information and Listing Sources

Property listings and related information displayed through RealtyHub may be submitted, uploaded, maintained or supplied by Members, listing contacts, real estate agencies, real estate agents, developers, property owners, institutional owners, employees, assistants, representatives or other third-party sources.

Listing information may include property descriptions, prices, availability, images, videos, renders, floor plans, maps, measurements, specifications, project details, contact information, documents, links and other listing-related material.

The person or company providing the listing information is responsible for ensuring that the information is accurate, lawful, current, properly authorised and compliant with applicable legal, professional and platform requirements.

RealtyHub may format, structure, display, classify, host, process or distribute listing information for platform purposes, but this does not make RealtyHub the author, owner, legal verifier, transaction party or professional adviser in relation to that information.


4. No Independent Verification of All Information

Unless expressly stated otherwise, RealtyHub does not independently verify all listing information and does not provide a legal, technical, financial, valuation, tax, planning, zoning or property due-diligence report.

RealtyHub does not guarantee or confirm:

  • property ownership;
  • title status;
  • authority to list, market or represent a property;
  • agency mandates;
  • professional licensing or professional capacity;
  • availability;
  • price;
  • VAT treatment;
  • tax treatment;
  • planning or zoning status;
  • permits or building approvals;
  • physical condition;
  • measurements, areas or boundaries;
  • charges, mortgages, encumbrances or restrictions;
  • rental or sale terms;
  • investment potential;
  • future performance;
  • suitability for any particular purpose;
  • accuracy or completeness of any third-party document, media, statement or link.

Listings and related information are provided for information and marketing purposes only.

Users, Members and visitors should independently verify all important information before making any decision.


5. Self-Declared Listing Identity, Roles and Affiliations

Listing identity displayed next to a Listing, including Contact Name, User Name, Contact Role, User Role, Company Name, Company Type, licensing information, status labels or other profile information, may be based on information provided by Users or their declared companies.

Unless a specific verification badge, notice or status is displayed, such information should not be treated as independent legal confirmation by RealtyHub.

RealtyHub may carry out limited platform checks, request documents, restrict accounts, apply verification labels, or take moderation action under its internal policies. However, such actions do not replace independent due diligence and do not guarantee legal status, licensing, authority, ownership, employment, affiliation or professional capacity.

Each User remains responsible for selecting the correct role, providing accurate information, maintaining appropriate authority, and complying with all laws, licensing requirements, professional rules and platform policies applicable to their activities.


6. Representatives and Authorised Users

Users acting under a Representative role do so on the basis of their own declaration that they have appropriate authority from the relevant owner, company, client or lawful source.

RealtyHub does not verify powers of attorney, mandates, management agreements, corporate authorities, employment status or other authorisations unless expressly stated otherwise.

The Representative role does not confirm that the User is licensed, authorised or legally permitted to provide regulated real estate services.

Each User is responsible for understanding whether their activities require registration, licensing, professional authorisation or legal advice under applicable law.

A role label is intended to improve transparency about how a User describes their position on the Platform. It does not confirm legal status, authority, licensing, ownership, mandate or compliance with applicable law.


7. Inquiries, Routing and Communications

RealtyHub may provide tools that allow Users and visitors to submit inquiries, ask questions, request information, request a viewing, send messages or contact a relevant listing contact, company or eligible Member.

RealtyHub may process, organise, route, record, review, mask, restrict or forward genuine inquiries and related communications for platform operation, user support, fraud prevention, compliance, dispute handling, reporting, account administration and platform security.

RealtyHub may withhold, review, restrict, decline to forward, or take action in relation to any inquiry, message or communication where it reasonably suspects misuse, spam, fraud, unlawful activity, inaccurate information, privacy risk, abuse of the Platform or breach of platform rules.

These technical and operational activities do not make RealtyHub a party to any communication, negotiation, viewing, offer, reservation, sale agreement, purchase agreement, lease agreement, agency agreement or other property transaction unless this is expressly agreed in writing.

All negotiations, viewings, offers, agreements, payments, reservations, sales, purchases, leases, agency arrangements and other property-related dealings take place directly between the relevant parties and outside RealtyHub’s responsibility, unless expressly agreed otherwise in writing.


8. Commercial Platform Services

RealtyHub may provide paid digital platform services to Members, including account access, listing publication tools, property and project presentation tools, catalogue tools, data administration, inquiry handling, inquiry routing, reporting, support services and other platform-related services.

RealtyHub may receive fees from Members for access to and use of these platform services. Fee arrangements may depend on the applicable Terms & Conditions, Member agreement, Fees Page, subscription plan, account type, service package or other commercial arrangement between RealtyHub and the relevant Member.

Unless expressly stated otherwise, visitors do not pay RealtyHub for submitting a property inquiry through the Platform.

These commercial platform services do not make RealtyHub a real estate agent, real estate agency, fiduciary, representative, adviser, mediator or party to any negotiation, viewing, offer, reservation, sale, purchase, lease, agency agreement or other property transaction unless this is expressly agreed in writing.


9. Media, Images, Renders and Descriptions

Images, videos, renders, floor plans, maps, descriptions, brochures and other media may be supplied by Users, Members or third-party sources.

Such content may include edited, enhanced, digitally modified, computer-generated, virtually staged, illustrative or indicative material. It may not fully reflect the current or actual condition, appearance, view, furniture, layout, surroundings, specifications, dimensions or availability of a property.

Visitors, Users and Members should verify the actual condition, features, measurements, finishes, surroundings, availability and suitability of any property before making decisions.

RealtyHub is not responsible for discrepancies between media or descriptions and the actual condition or legal status of a property, unless liability cannot be excluded under applicable law.


10. Professional Advice Disclaimer

Any analytics, guides, reports, market information, insights, platform suggestions, search results, automated outputs, AI-assisted content, investment indicators, valuation references, ranking information or other materials made available through the Platform are provided for general information and platform functionality only.

They do not constitute legal, financial, tax, valuation, investment, planning, zoning, technical, construction, surveying, regulatory or professional advice.

Users, Members and visitors should obtain independent advice from qualified professionals where appropriate, including a lawyer, licensed real estate agent, surveyor, valuer, tax adviser, financial adviser, planning consultant, engineer or other specialist.

No information displayed through the Platform should be treated as a substitute for independent due diligence or professional advice.


11. Intellectual Property and Content Rights

Users and Members are responsible for ensuring that they have all necessary rights, permissions, licences and authorisations to upload, submit, display or share any content through the Platform, including text, images, videos, renders, floor plans, brochures, documents, logos, trademarks, links, data and other materials.

By uploading, submitting or providing content to RealtyHub, Users and Members grant RealtyHub the rights necessary to host, store, reproduce, display, format, adapt, distribute, transmit, promote, analyse, index, search, syndicate and otherwise use the content for the operation, provision, improvement, security, moderation, support and promotion of the Platform and related services, including export to Realty.com.cy and approved partner channels where applicable.

Such rights are limited to platform-related purposes and are subject to the Terms & Conditions, Privacy Policy, applicable law and any applicable written agreement.

RealtyHub may resize, crop, watermark, format, translate, classify, structure, optimise or otherwise adapt content for technical, design, search, security, quality-control, presentation, distribution or platform-operation purposes.

Users and Members must not upload or submit content that infringes third-party intellectual property rights, privacy rights, confidentiality obligations, contractual restrictions, platform rules or applicable law.

If you believe that content on the Platform infringes your rights or has been used without authorisation, please report it to RealtyHub using the contact or reporting channels provided on the Platform.


12. Third-Party Content, Sources and Links

The Platform may display or link to third-party content, public information, external websites, partner platforms, documents, maps, databases, media, tools or services.

RealtyHub does not control and is not responsible for the accuracy, availability, legality, security, privacy practices, terms, content or conduct of third-party websites, platforms, services or materials.

Users and visitors access third-party links, materials and services at their own risk. Third-party services may be subject to their own terms, privacy policies, fees, restrictions and conditions.

The inclusion of a third-party link, reference, integration, document or source does not imply endorsement, verification or responsibility by RealtyHub unless expressly stated otherwise.


13. Reporting Inaccurate, Suspicious or Unlawful Content

If you believe that any Listing, profile, post, message, media, document, link, status label, communication or other content is inaccurate, outdated, unauthorised, misleading, duplicated, unlawful, suspicious, privacy-invasive, infringing, abusive, fraudulent or otherwise problematic, please report it to RealtyHub.

RealtyHub may review reports, request clarification from the relevant User or Member, restrict access to content, amend, remove, disable, reclassify or moderate content, suspend accounts, or take other action under the Terms & Conditions, platform policies and applicable law.

RealtyHub is not obliged to monitor all content proactively, but may take action where it considers this necessary or appropriate for platform quality, user safety, legal compliance, fraud prevention, dispute handling, protection of rights or enforcement of platform rules.

Submitting a report does not guarantee that RealtyHub will remove the content or take a specific action. RealtyHub may assess reports based on available information, platform records, applicable policies and legal requirements.


14. Data Protection

RealtyHub processes personal data in accordance with its Privacy Policy and applicable data protection law.

Where Users or visitors submit listings, inquiries, messages, account information, media, profile information, documents or other content, RealtyHub may process related personal data for purposes such as platform operation, listing display, account management, inquiry handling, inquiry routing, support, moderation, fraud prevention, security, compliance, dispute handling, reporting, analytics and account administration.

Where relevant, personal data may be shared with listing contacts, companies, Members, service providers, technical vendors, professional advisers, authorities or other recipients in accordance with the Privacy Policy and applicable law.

15. Limitation of Liability

To the fullest extent permitted by applicable law, RealtyHub, RimaTech Ltd, its directors, officers, employees, contractors, service providers, affiliates and partners shall not be liable for any direct, indirect, incidental, consequential, special, punitive or other loss or damage arising from or connected with:

  • reliance on listing information or platform content;
  • inaccurate, incomplete, outdated, unauthorised or misleading listings;
  • user-submitted content;
  • self-declared roles, identities, affiliations or statuses;
  • third-party content, links, documents, platforms or services;
  • property availability, pricing, condition, ownership, title status or legal status;
  • communications, negotiations, viewings, offers, agreements or transactions between Users or third parties;
  • decisions made based on platform content, reports, analytics or suggestions;
  • technical interruptions, errors, delays, security issues or platform unavailability;
  • unauthorised use of content or media by Users or third parties;
  • any other matter connected with use of the Platform, except where liability cannot be excluded or limited under applicable law.

Nothing in this Disclaimer excludes or limits liability where such exclusion or limitation is not permitted by applicable law.

Where liability cannot be fully excluded, RealtyHub’s liability shall be limited to the maximum extent permitted by applicable law and by the applicable Terms & Conditions or written agreement.


16. User Responsibility

Each User and Member is responsible for:

  • ensuring that their listings and content are accurate, lawful, current and authorised;
  • selecting the correct role, company affiliation and listing identity;
  • maintaining evidence of authority where required;
  • respecting intellectual property rights and confidentiality obligations;
  • complying with applicable laws, licensing requirements, professional rules and platform policies;
  • updating or removing outdated information;
  • responding honestly and professionally to inquiries;
  • avoiding misleading, duplicated, unauthorised, unlawful, abusive, fraudulent or privacy-invasive content;
  • conducting their own due diligence before relying on any platform information.

Use of the Platform does not remove or reduce a User’s legal, professional, contractual or ethical responsibilities.


17. No Guarantee of Outcomes

RealtyHub does not guarantee:

  • property sales;
  • rentals;
  • viewings;
  • inquiries;
  • introductions;
  • availability;
  • transaction completion;
  • investment results;
  • listing visibility;
  • search ranking;
  • user reputation;
  • cooperation between Members;
  • accuracy of third-party responses;
  • any specific business, financial, legal or property outcome.

Platform tools are provided to support organisation, presentation, search, communication and workflow. They do not guarantee results.


18. Relationship With Other Documents

This Disclaimer forms part of the RealtyHub governance framework and should be read together with:

  • Terms & Conditions;
  • Privacy Policy;
  • Cookies Policy;
  • Platform Role page;
  • What Is MLS page;
  • Listing Guidelines;
  • Local Insights rules, where applicable;
  • User Status Levels rules, where applicable;
  • any applicable Member agreement;
  • any applicable Fees Page or service-specific terms.

In case of inconsistency between this Disclaimer and the Terms & Conditions or any binding written agreement, the Terms & Conditions or applicable written agreement shall prevail, unless otherwise required by law.


19. Updates to This Disclaimer

RealtyHub may update this Disclaimer from time to time to reflect changes in the Platform, services, legal requirements, governance rules, operational practices or business model.

The latest version will be made available through the Platform. Continued use of the Platform after updates may constitute acceptance of the updated version, subject to the Terms & Conditions and applicable law.


20. Acceptance

By accessing, browsing, registering for, uploading content to, submitting inquiries through, or otherwise using the Platform, you acknowledge that you have read, understood and accepted this MLS Disclaimer, together with the Terms & Conditions, Privacy Policy and other applicable platform documents.

If you do not agree with this Disclaimer, you should not use the Platform.
