Nationalities Driving the Cyprus Property Market: A Deeper Look at 2025 Trends
Discover which nationalities are leading property purchases in Cyprus in 2025. Insights by RealtyHub MLS on foreign buyer trends and regional growth.

Foreign buyers purchased 1,669 properties in Cyprus between 15 September 2024 and 15 September 2025 in the figures reported for individual buyers. The total includes homes, building plots, and fields; it does not include purchases by companies.
The breakdown offers a clearer view than the headline total. Residential property accounted for the largest share, while land purchases also featured prominently. Paphos led in home sales to foreign individuals, but the pattern varied by property type and district.
A Snapshot of International Demand
Of the 1,669 properties, 962 were registered residential properties, 350 were building plots, and 357 were fields.
These are counts of properties within the reported categories, not a measure of the value of foreign investment. They also do not capture every form of overseas participation in the market: purchases through companies fall outside this particular total.
Foreign Buyers Continue to Shape the Residential Market
Among the 962 registered homes sold to foreign individuals, 385 went to EU citizens and 577 to non-EU citizens.
Paphos recorded the most sales in both groups: 189 homes to EU buyers and 313 to non-EU buyers. Limassol followed with 172 combined sales, while Larnaca recorded 118, Famagusta 114, and Nicosia 56.
These numbers show where purchases in this dataset were concentrated. They do not, on their own, establish that foreign demand caused a particular price change or that every part of a district followed the same trend.
Interest in Plots and Fields
Foreign individuals also bought 350 building plots during the period: 218 by EU citizens and 132 by non-EU citizens. EU buyers purchased the most plots in Limassol, while Larnaca recorded the most plot purchases by non-EU buyers.
A further 357 fields were sold, including 276 to EU citizens and 81 to non-EU citizens.
A plot or field purchase does not reveal what the buyer intends to do with the land. Development plans, agricultural use, and long-term holding are different possibilities that cannot be inferred from the sale count alone.
Who’s Buying—and Where
A separate nationality breakdown shows which foreign ownership groups were prominent in each district. British nationals led the listed figures for Paphos; Russian nationals led in Limassol; Israeli nationals led in Larnaca; Greek nationals led in Nicosia; and British nationals led in Famagusta.
These nationality totals must be read separately from the 1,669-property figure. The nationality table combines recorded sales with deposited sale agreements and therefore does not describe only the properties transferred to individual buyers during the twelve-month period. For example, the 890 British properties shown for Paphos and 850 Israeli properties shown for Larnaca should not be added to, or compared directly with, the 962 registered home sales.
The two views answer different questions: one describes a defined set of property sales over twelve months; the other provides a broader picture of recorded activity by nationality and district.
What the Regional Differences Tell Us
Paphos was the leading district for registered residential sales to foreign individuals in the reported period. Other districts showed different mixes of home, plot, and field purchases.
That variation matters to agents and developers. A client looking for a home in Paphos has different requirements from someone considering a building plot in Larnaca. Useful market analysis starts by separating property types and checking that the figures being compared measure the same activity over the same period.
MLS RealtyHub: Connecting Property Information with Client Needs
International buyers need clear details about the properties they are considering. Agents also need a way to find suitable inventory and cooperate with professionals who work in other districts.
MLS RealtyHub supports that day-to-day work through structured listings, search, and professional collaboration. Its listing information can help agents present relevant options; the official sales figures provide broader context. Keeping those two kinds of data distinct makes conversations with clients more accurate.
Cyprus attracts buyers from many countries, but the figures do not tell a single story about their motives or the future direction of prices. They show where purchases were recorded, what types of property changed hands, and why careful comparisons matter when discussing international demand.
