Listing Visibility Controls

Choose whether each property reaches the full MLS RealtyHub network, selected professional connections, or developer accounts, so distribution matches the listing’s purpose.

A small agency may manage a limited portfolio, while its clients still expect access to a broad professional market. Publishing every listing as widely as possible is not always the right answer. An exclusive may need broad MLS exposure, while an off-market property may need to remain within a carefully chosen professional circle. Listing Visibility Controls in MLS RealtyHub let the listing author decide who can see an object inside the B2B platform. The feature is live and provides three publication modes: Published for All, Published for Friends, and Published for Developers. The choice is attached to the listing and determines its professional audience.

One Listing Does Not Need One Fixed Audience

Visibility is part of the working decision behind a listing. The author may want the reach of the wider MLS, the discretion of selected professional relationships, or an audience made up of developers. Without a clear rule, teams often fall back on manual messages and separate copies, making it harder to know who received the offer.

MLS RealtyHub turns that decision into a publication setting. The author chooses the appropriate mode when publishing a listing or changing how an existing listing should be shared. The system then makes the listing available to the users covered by that mode within the platform.

The Three Visibility Modes

Each mode serves a different distribution purpose. They are not interchangeable labels, and the right choice depends on whom the author intends to involve.

  1. Published for All makes the listing available to all users of MLS RealtyHub. This is the broad professional-distribution option. Developer listings are published in this mode by default.
  2. Published for Friends is available only to real estate agents. The agent selects the users who should see the listing. This is the mode used for private and off-market publication.
  3. Published for Developers limits visibility to the listing owner and users with the Developer account type.

These modes control visibility inside MLS RealtyHub. They do not publish a listing to a public marketplace, external property portal, website, or syndicated channel.

How the Feature Works

The interaction begins with a listing in the author’s MLS RealtyHub inventory and a decision about its intended professional audience. MLS RealtyHub does not infer an additional audience on the author’s behalf: the user chooses the publication mode, and in the Friends scenario the agent chooses the individual users.

  1. The author identifies the purpose of the publication: broad MLS exposure, selected professional access, or developer-only access.
  2. The author selects Published for All, Published for Friends, or Published for Developers.
  3. If Published for Friends is selected, the agent identifies the users who should receive access.
  4. MLS RealtyHub displays the listing to the audience defined by the selected mode.
  5. The author can return to the listing when its publication setting needs to change.

The user’s decision is the trigger. MLS RealtyHub handles visibility according to the selected setting, but it does not choose the business relationship, negotiate cooperation terms, or decide whether a listing should be treated as confidential.

A Practical Off-Market Scenario

Consider an agent representing a property whose owner does not want broad professional exposure. The agent has already built a circle of relevant contacts in NETWORK and knows which professionals may have suitable buyers. Instead of placing the property in the full MLS audience or sending uncontrolled copies through several chats, the agent selects Published for Friends and chooses the intended users.

The result is a private listing made visible to that selected group inside MLS RealtyHub. The property remains connected to its author, while access is narrowed to the users chosen for this opportunity. If a professional wants to pursue the listing, the parties handle their commercial relationship and agreements themselves; MLS RealtyHub does not become a broker, intermediary, or party to the deal.

When Broader Visibility Makes More Sense

An agent with an exclusive intended for broad professional cooperation can choose Published for All. The listing then becomes available to all platform users rather than only a hand-picked circle. This allows the author to use the wider MLS environment without transferring authorship or turning the platform into a party to the cooperation.

Published for Developers serves a different route. When the intended audience is the development side of the market, the mode makes the listing visible to its owner and users whose account type is Developer. It does not target developers by region.

What the Author Controls and What the System Does

The author controls the audience decision. In the Friends mode, the agent also controls exactly which users are selected. MLS RealtyHub applies that choice to access inside the platform. This distinction matters: the system carries out the visibility rule, but it does not invent the rule or decide who should be trusted.

The feature therefore replaces an ambiguous sharing decision with a repeatable action attached to the listing. Its practical value comes from matching distribution to the listing’s purpose: maximum professional reach when appropriate, a selected circle for off-market work, or developer-focused visibility when that audience is required.

Part of the MLS and Co-broking Network

Listing Visibility Controls sit inside the MLS & Co-broking Network module. The module provides the wider professional environment for sharing inventory and identifying cooperation opportunities; this feature handles one specific step within that process: deciding who may access a particular listing.

NETWORK is relevant to the selected-connections scenario and is intended for agents. The user builds the circle of professional connections, then uses Published for Friends to share a private listing with chosen users. Visibility does not establish commission terms, register a client, resolve a dispute, or create a legal guarantee of cooperation.

Important Limits of Visibility Controls

Access settings reduce the audience within MLS RealtyHub, but they are not the same as a guarantee of confidentiality. A platform rule cannot guarantee that a recipient will never take a screenshot, copy information, forward details, or disclose them elsewhere. Legal and commercial safeguards remain the responsibility of the professionals involved.

The feature also does not automatically merge similar listings or determine ownership conflicts. Duplicate-listing monitoring in MLS RealtyHub is informational. The three available visibility modes do not include company-only, regional, public, or syndicated publication options.
